Singapore sure is getting overcrowded, which is why developers are building skyscraper-style residences so more people can fit into our tiny island.  Some of these developments are posting record prices.  One of the more recent launches was Sky Habitat at Bishan.  One-bedroom condos were priced upwards of $1500 psf.  Sky Habitat shattered past highs for suburban, mass-market condos.  Another city-fringe condo set to break records is Fulcrum.  One-bedders will go for at least $950,000.  Sky high prices and buildings don’t necessarily make for large living spaces, which is why the demand for self-storage facilities will continue to surge as residents look beyond their tiny bomb shelters to store their personal belongings.

This appears to be the conclusion of research by Savills Singapore, at least in the short term. Savills’ research posited that total leasing volume this year could hit a new high of between 44,000 and 45,500 transactions. Leasing demand for Q4 is expected to reach between 10,000 and 10,500 transactions. In general, industry experts are divided about the impact on the rental market. Credo Real Estate executive director Ong Teck Hui is quoted in a Business Times article (10 Dec 11) as saying that 2012 would see increased downward pressure on rents and the leasing market.

‘Rental demand comes mainly from expatriates and foreigner workers, and this is expected to moderate in 2012 when the economy slows,’ he said.

Png Poh Soon, head of research at Knight Frank Singapore, was quoted in the same article as saying that ‘Notwithstanding a possible increase in leasing queries and demand, we will not expect the rates to increase significantly as new supply coming on stream next year and year after next will result in
offsetting effects on rentals,’ he said.

If the economic performance next year is within expectations (growth of 1-3 per cent), we can expect rents to improve by up to 3 per cent for 2012; conversely, rentals might fall by some 3-5 per cent under a pessimistic scenario, he added.

The verdict is still out on the impact of the recently announced stamp duty increase on the leasing market here.

According to an article published yesterday in My Paper, the self storage industry is set to grow with the proliferation of small apartments and smaller HDB flats in general. Over at Lock+Store, our occupancy rate is about 80%. Our rates range from $45 for a 10 sqft unit to $540 for a 200 sqft unit. The newspaper also reported that we recently added another 38,000 sqft to our Tanjong Pagar facility. We believe that there is a direct correlation between smaller apartments and rising demand for self storage services. Click here to calculate how much storage space you will need.

CNA reported on the new cooling measure by the Singapore government. From 8 Dec, those buying private property will have to pay additional stamp duty. From Singaporeans to Permanent Residents and foreigners, all are affected, albeit on a varying scale. Read all about it here.

Lianhe Zaobao published an article citing the recent controversy over smaller living spaces in Singapore.  As a result, Singaporeans have been resorting to ingenious methods to store their household items, such as buying beds that come equipped with storage space.  Here’s a video that showcases several ingenious ideas by Resource Furniture:

 

Helen Ng, CEO of Lock+Store was also quoted in the article as saying that there are 5% more small-apartment dwellers storing their belongings at Lock+Store’s facilities in Tanjong Pagar and Chai Chee year-on-year.  Currently, about 68% of the storers at Lock+Store are households storers.
